LWDMR was the architect for the original adaptive reuse conversion in 1986 of the former Dixon Ticonderoga Pencil Factory to 500 residential apartments. At the time, it was one of the largest Historic Tax Credit projects in the country. The former power plant for the pencil factory was stabilized then, but not utilized. In 2010 when Dixon was converted to condominiums, LWDMR was asked to design a Health and Fitness Center in the powerhouse.
The 11,000 sf facility includes a fitness center, basketball court, lounge area with a kitchenette and a multi-purpose events space.
