At a time when gentrification, rezoning, and cultural integration are more than ever relevant topics to the development of cities, Jersey City neighborhoods, outside of Downtown JC, are incorporating a unique resurgence as a multi-use territory. These residential neighborhoods make it a site ready for mixed use development that celebrates the industrial commercial history of Jersey City together with the residential life of its people.
We see mixed use projects as the future of Jersey City’s urban evolution. We combine residential life to the industrial heritage of Jersey City by seeing the potential in the site’s location.. Bergen Arch Towers’ ground floor of retail space open to the center of the site creates a distinct tether between the plaza park and commercial newcomers. A new pedestrian retail street crosses through the plaza, to establish sprawling connections between live, work, and “breathe” in recreational spaces and plaza landscapes.
Sitting directly behind the towers is the Bergen Arches, historically a transit corridor to the Hudson River waterfront. The forest inside the Bergen Arches “took root almost 60 years ago when the site” became abandoned (according to www.bergenarches.com). Greatly influencing our design to keep open views from the units and plaza. Residents will be able to experience views of the nature of Bergen Arches.

Bergen Towers’ office and retail spaces surround the elevated plaza with residences sitting atop in a cascading nature with connecting bridges - makes it both appealing and accessible from street level. The hope is that designs like this will create truly mixed use experiences that invite the general public into communal spaces on different levels, each fostering activities in business, arts, culture, and residence.
Plazas, elevated gardens and bridges, rooftop greenery, and balconies open to the outdoors.
The open plaza on Hoboken Avenue and Central Avenue passageway lead visitors, visually and physically, towards the view of the Bergen Arches.
